Five Tips for Planning a New Kitchen

If you’re like most homeowners, at some point in time, you’ll decide to remodel your kitchen. Maybe you have a growing family or your kitchen is outdated or maybe your present kitchen just isn’t meeting your needs. A new kitchen can involve anything from a coat of fresh paint, new countertops and a cabinet refacing to a complete gutting of the space for an extensive renovation. But no matter the extent of your kitchen project there are several things that every homeowner will have to consider. Start with a Plan The success of your new kitchen depends a lot on the quality of your planning. You really can’t design a new kitchen without working out a plan first. Make a list of changes you want including all the little details and prepare a budget that takes into account your current finances as well as your needs. Measure your kitchen before sketching out your plan. This initial sketch is just to help you visualize the new layout as your plan progresses. You can develop a plan with the traditional triangle layout of sink, refrigerator and stove or opt for individual work spaces. Just remember that the distance between the three appliance areas should be just a few steps. Work out a Budget Once you’ve worked out your initial plan, it’s time to determine your budget and decide if your plan is feasible. When you work out a budget remember to add in about 20 percent extra for unexpected expenses. This is where reality may call for some cutbacks in your design and you’ll need to head back to the drawing board. But also keep in mind that with some careful planning and shopping and just a few alterations to your design, you may still be able to have the kitchen of your dreams. Timing is Everything People might not often think of this but the time of year that you plan your kitchen can have a big effect on how long the project takes. If you plan your kitchen remodeling in the off peak seasons of late fall and winter as opposed to spring and summer when contractors are the busiest, you’re most likely to get the work done faster. In some areas a lot of contractor work is seasonal so they may actually appreciate the extra work. Be prepared for Delays It’s important to understand that no renovation plan is without at least some minor delays or other small problems. If you have an older home you really don’t know what’s behind those walls until the project is underway. It’s possible to find outdated wiring, plumbing that needs to be replaced and even rotted flooring around the sink. If you order custom made cabinetry, you may have a long wait, depending on the work load of the company. You should be prepared for these delays and understand that they are just a normal part of any remodeling project. Take Time to Shop This not only means taking time to shop for your appliances, cabinetry, counters and flooring but also take the time to shop for your contractor. You might want to hire a general contractor to oversee the entire job and bring in the sub-contractors, such as plumbers, electricians and countertop installers as needed. Finding a contractor is a very important part of your planning process since your finished kitchen is only going to be as good as the contractor you hire. Ask for references and licenses and then check them out. Also check with your local Better Business Bureau to see if there are any complaints on file.
